Drain Cleaning

When Drain Cleaning is the Right Fix

Single slow or fully clogged drain
Multiple slow drains at once
Gurgling toilets when other fixtures run
Water backing up in tubs or showers
Sewage smell from drains
Recurring clogs in the same fixture

The $99 promise

Most single-drain clogs (one sink, one tub, one toilet) we clear for $99 flat. That's the price on the invoice when we leave, not a starting bid. If your job needs a jetter or a main-line cable instead of a hand auger, we tell you up front before we start and we quote that work separately.

Unclog or it's free

If we can't clear the drain with cabling, we don't charge for the visit — and we quote the next step (jetting, camera, repair) for you to consider. You're not on the hook for paying us to give up. The only exception is if the line is structurally damaged or collapsed and there's nothing to cable; in that case the camera fee applies but the cabling charge does not.

Why a fixture keeps clogging

A drain that clogs once was probably bad luck. A drain that clogs every six months has something wrong upstream — usually a venting issue, a bellied section in the line, or grease build-up in the horizontal run. If we've cleared the same drain twice in a year, we'll camera it on the second visit at no extra charge and find out what's actually going on.

How Drain Cleaning Works

1

Identify the affected fixtures

Confirm whether it's a branch line or the main.

2

Choose the right cable

Sink auger, drum machine, or main-line sectional based on the line.

3

Clear the blockage

Multiple passes until water flows freely.

4

Test and document

Run the fixture, verify drain rate, note any recurring-issue indicators.

Drain Cleaning — Frequently Asked

Will drain-cleaning chemicals work instead?

Sometimes for hair clogs in a bathroom sink. Almost never for kitchen lines (grease) or main lines (anything substantial). Chemicals also damage older cast-iron pipes — we don't recommend them for any home built before 1980.

How long does it take?

Single drain: usually under an hour. Main line: 1–2 hours depending on access and severity.

What's the warranty on a drain cleaning?

30-day warranty on cleared drains. If the same drain clogs again within 30 days, we come back and re-clear it at no charge — and we'll camera it to find out why.
